I'm so irritated. I had alot invested in IMMX. It was supposed to be a long term hold for me. I had it at $2.00, it dropped to like $1.8 when I had to liquidate for a down payment for my house. A few weeks later it shot up and now its like $2.47. I lost out on probably like $20k worth of gains and instead lost like $5k (rough numbers).

I do pick up the obvious stuff. Its more about nonverbal clues tbh. No one is bluntly going to say I wanna fuck.

It has to be the right dose but it can subdue people effectively and not kill them. The problem usually is overdoses, but as long as its not toxic doses you should be fine. Its better than shooting bullets and actually killing people. And tazers don't always work.

I wanna use a tree stump for a side table with one of my outdoor chairs in my backyard.

Comments like these are completely useless.

-House prices are sky high and completely unaffordable
-Everyone refinance during covid and they are completely fucking set for the next 20-30 years and have no incentive to move
-Landlords/corporations bought up rental properties which they now own with <3.5% mortgage rates who also have no incentive to sell, because even if their profit margin is slim, they still make a profit
-The lower and middle-middle classes simply can't afford to buy houses when in the past they easily could

And I know theres this debate of renting vs buying but imaging you have a family of 4, your kids are in elementary/middle school, they have their friend circles established, and your landlord decides to jack up your rent for "market adjustments" and now you can't afford it and you have to move. And imagine always having that on the back of your mind that you might have to move every time your lease is up. And on top of that, you cant do any custom adjustments to your house. I've been in this situation as a kid and an adult and it just doesn't feel like your "home". Every time the wife offers a suggestion for home improvement, I go, "well, lets check with <landlord> on that".

Only fix is that people just have to start spreading out to cheaper areas of the country, even if that means changing jobs. When I lived in las vegas, I met ALOT of people who moved from other states all over the country in search for the prospect of better living, and they basically started driving ubers. It paid the bills, it was a career, LV was cheap at the time and a decent place. People will start seeking places like this.

The only other game-changer is a massive recession that forces people to sell their houses and relocate. At that point alot of people will be looking to rent and not buy new knowing their careers are not stable. That should increase supply by ALOT and lower the price.

I think there will be a breaking point in the economy. It may be a few years though.

All of the news headlines that say things like, "record profits for businesses" "wages are increasing" "credit card debt is increasing" "prices are higher than ever" none of them ever adjust for inflation. The only telling figure though is "savings are dwindling" - that can't be argued either way, and clearly tells you whats going on in the economy.

Theres more than enough evidence that an asteroid killed them. And it wasn't the direct impact of the asteroid itself but the aftermath.

You can get replica designer products that are literally exactly like the real products. It's not like fakes back in the day which had obvious mistakes or the garbage you buy on the street. You order this stuff on Amazon and it's listed as one product but actually it's another. They send you a real box with a replica card that verifies authenticity. Unless you're a literal expert in that specific product like you can't tell the difference.

Just measured at 173.4 today, so that's officially 10 lbs in 1 month. With at least 2 weeks of non strict dieting but portion control.

The next 10 is going to be much harder. I also haven't been in the 160s since I was like 19, I'm 33 now.

I recently had my BP, cholesterol, and A1c checked and they are all perfect so that actually hurt my motivation. A month ago I had been feeling bad and I checked a fasting blood glucose and it was 103 and that had me panicked because that's approaching prediabetic range and my grandma has diabetes. So I went on a fitness binge. Now my fasting was like 80 something.

6'0. So even at 175 I'm not overweight, just normal body habitus. I would estimate my BF% is high teens to low 20s. I'm trying to get to like 12% or so.

Started at 183 on March 16 - some of which was water weight because I had come off of a bachelor party weekend where I binge ate and drank

I think in 2 more days I'll be about 174 flat which would mean 6 lbs in 1 month, excluding the initial 3 lbs in 5 days which would've made it 9 lbs in 5 weeks.

Diet has been strict for 3 of the last 5 weeks. For a 2 week stretch I started eating like shit again, including donuts, binge alcohol, fast food burgers, fries, taco bell etc. Although I kept my daily quantity of food in moderation. I dropped to 174 quickly, then gained 2 lbs now dropping again. It was a stressful 2 weeks while making an offer for a house then going back and fourth on contingencies. I'm still highly stressed about it because loan underwriting is taking forever but at the very least I'm able to sleep and keep working out.

Goal is to get to 159, so another 15 lbs over the next 3 months. Then I'll start a slow clean bulk.

nice, my friend has a woodworking shop in his garage and he's pretty passionate about it.

he was selling some new sawblades at a flea market and i went with him, some guy with 3 fucked up fingers (like they had to be reattached) arrived to pick up a few- explained that he cut them on 3 separate occasions.

i'm guessing you'd have to be next level negligent for that to happen, though.

I would get the best hand protection money can buy before I do anything serious. So anti-cut gloves with metal mesh and etc. I would be extra careful.

Just seems like people are too easily intimidated by woodworking and most projects can be made at home with the right tools.

I'm gonna get into this and see what I can do and try to replicate things I see at expensive furniture places like restoration hardware and shit.

My wife's cousin and her fiance. They both have season passes and go like 6 times a year. They live nowhere near disneyland/world, they have to fly there each time.

I'm convinced these people had emotional trauma growing up and Disney was their escape and now they continually seek that emotional shelter. I know for a fact at least that my wife's cousin had emotional trauma, both as a child and an adult. But I would make that generalization for all adult disney fanatics.

Also, a big contributing factor was that new houses weren't a viable solution either. Supply chain issues made getting materials overly expensive. Normally, you would have to sell your old house for less than it costs to build a new house. That simply wasnt an option. I haven't checked in lately, but I believe that was projected to start getting better around now. It should help things stabilize, but we can only build so many houses at a time. We can't exactly flood the market

And builders also know that if they flood the market then prices go down and that cuts their profits. So I think builders might actually have the best pulse on the market. I mean for these reasons all builder stocks should be going up.

My dream car had been GTR for the last 15-20 years but I feel like they've just been cranking their price and haven't really made strides in technology or performance the way Corvette or even Porsche have. As of the last year my dream car has now switched to Porsche 911 GT3. Although I will say I haven't done a ton of research lately into these cars.

The very low interest rates took alot of supply out and created a supply-demand mismatch. People refinanced and bought rental properties for low rates. With low inventory and such great pent up demand aka everyone who can afford to and wants to buy a house but feels that it's just not the right time, keeps that floor raised as well. The current low supply is able to reel in those at the top of the demand group. For this reason I don't think there ever will be a crash and I don't think the decline will be huge. Again it will only decline until that people at the top of the pent up demand group who can most afford it will break off and buy. There won't be a huge increase in inventory because so many people locked down one-in-a-lifetime low rates. The kicker is if people lose jobs in a huge recession and are forced to sell and possibly relocate. But as long as supply is limited its impossible for prices to drop significantly. Doing some rudimentary napkin math, if YoY inflation was 5% 3/23, 8.5% 3/22, 2.6% 3/21, and 1.8% 3/20, that means 2019 to now there should have been an 18% increase just based on inflation. Prices actually went up 40% to peak and went down by about 10%. I feel like the difference now to the average rate of inflation is easily made up by affordability with increased rates as well as the lack of supply.

Of course if there are mass layoffs in a bad recession that changes everything. If that is the expectation then finding new real estate shouldnt be high on the list of peoples problems. What should be high is finding a job in that environment and being able to still pay for shelter/food and other necessities
