I break all contact. Except with the ex wife since we have 2 kids and 50/50 custody. Once the kids are old enough I'll break all contact. We only talk regarding kids. I make sure of that.

My dad is a real estate investor, his #1 advice is don't listen to real estate agents. "Theyre not investors. You know better than them"


Haha good point. I'll see what their advice is. They probably would want me to sell so they make more money that way.

I'm still a first time home owner. Will be mortgage free next year. Currently renting out my basement and a master bedroom (this one is temp). The house is decent 4 bedrooms in total. Thinking of renting it out and buying a 2nd home to live in. I could also use the home equity, but don't think I'd need to do that. After renting out the first home for about a year or 3 I'd then sell it. The value already has doubled up.

This. Plus I'm finalizing my divorce which could have turned a lot ugly in terms of my fianancial situation. Lucky next year I'll be mortgage free which is a huge relief. I enjoy my freedom without someone's hormones being in the way.

All 3 relationships I've been in were lame. The chance of me meeting someone laid back and positive is rare.

It's valued at $500K by next year.

I got it for half that price and will be mortgage free by late next year.

If I rent it out (4 bedrooms & 2 baths) the going rate where I live to rent is $2500-2700 plus utilities.

That's about $30K a year revenue with the right tenants who can afford it of course. I would look into getting a property manager who would look after the rent for me so I don't need to deal with landlord headaches or just handle it myself.

Thoughts?

I always msg people back if they ask me a question and want info when I'm free. I'm texting these people for info. If these people were texting me to randomly socialize when I have things to do then it's different. Still I'd eventually reply back when I'm free.

I'm doing locally and 2 hours away. I'm gonna eventually do all of Canada cause someone might want a Shopify site. Some people want you to come in person and take pro pics. I could always look into finding someone in their area to do that.

Paying people $10 or whatever for some "course" which is basically common knowledge and at the end of the day a pyramid scheme. They pretty much say it's not a get rich quick scheme, but in the long run you can make a profit sure if you can "manipulate" 100 people at $10 you just made an easy $1000.

If I go to the bank and take out $1000 and take a pic and say check it out I made $1000 in 1 day join my course which is basically a recorded course talking about wealth of course some people fall for it. I mean if it sounds too good to be true why are some people so gullible? I guess if people buy blessed holy water there's always a loser out there >_>

I'd go as low as $300 for 2 days of work. Fiverr is decent but since I'm dealing with locals they tend not to give business overseas and many don't know about Fiverr.

I mainly just edit to remove WP from the site and add powered by my company name. Which is what others do from what I seen. I can regularly check my clients site to make sure once a week it doesn't show WP.

I'll be sticking with WordPress. Not into Wix and SquareSpace. If I purchase a theme and edit the code it shouldn't effect another busniess since I think I have to buy that theme again right? Each client has their own sign in stuff for WP.

For Shopify which I used 2 years ago for a short time with a purchased theme I can create an ecommerce site for someone and hand it over to them. No way I'd manage that of course. It would be a one time setup fee.

I've called other Web Design companies in my area to see what they charge. If a local small business wants an updated site I'll charge a flat rate along with a monthly fee to manage their site which is what everyone does. I might ask them what they currently pay and offer $100-200 less. If someone wants me to handle their social media account I'd charge higher.

The rate would be more than the item for 1 person because of my monthly fee. The item of course is a busniess write off.

I've started my own Web design and managing social media accounts company.

In order to attract clients starting Monday should I mention to people since I'm just starting out my rates are ____ but I'm offering my first 5 clients 50% off? Or is that too high of a percentage?

Or should I tell customers the first 5 people who sign up will get a ring or new phone valued at $1000 of their choice?

What's more appealing?
