Home insurance covers stuff like fire, or a storm, or vandalism, or theft, etc, etc. And just fyi, I don't know where you live but flood damage is not covered by most home insurance policies. I'd also try to see what your home insurance deductibles are and if they cover water damage (such as if your hot water heater busts) because a lot of them initially don't. A lot of times people just stick with whatever homeowners policy the realtor suggests (which is usually a stripped down policy to make it as cheap as possible) and then when something happens their deductible is like $5000 and they're on the hook for it.

Warranties cover general mechanical breakdowns for your appliances. I kinda do agree with the guy that says don't get them because often when it's time to replace something they send out the least expensive option in your area to come fix it and they may not do a good job or just do the minimum, you won't be able to choose who gets to come do the work. And just like insurance companies they'll find ways to not pay for the full repair if they can. I would however suggest keeping some money aside, like a few grand, as a reserve in case something does break down like your HVAC or water heater. If you're a guy that doesn't trust yourself to keep enough money on the side to deal with sudden expensive things like that then you may want to get a warranty just for peace of mind even if it's not the most financially sound option. And just because your appliances are new doesn't mean they won't give you problems, don't get cocky lol

Replace your air filter often. Most people say they're good every 3 months but it really depends on where you live. I live in Louisiana with high humidity and the air isn't exactly the cleanest so I change mine every month and they're always still dirty as hell when I do, I couldn't imagine the strain on the system if I actually went with the suggested 3 months. If you live in a place with clean and dry air you can probably change them a little less frequently.

You should be wary about anything that came up in the inspection before you bought the house that the previous owner didn't address afterwards. Also keep track of when the last time your hot water heater, AC unit/furnace, and roof were replaced. If it's been a while just know that they will probably need maintenance or replacement soon, and if you ever try to get a different homeowners policy you'll often need the supporting documentation anyway. A home warranty is good to have because home insurance doesn't cover simple wear and tear and breakdowns.

I'd try to learn some basic handyman skills if you haven't already. How to install a ceiling fan, how to fix toilets (speaking of, if any of them wobble, get new bolts). Make sure your breaker box is properly labeled because mine wasn't when I moved in and I had to test them and relabel them.

I got a brand new AC unit put in my house yesterday. It had a leak since last summer but I just put more freon in and rode it out since fall and winter were right around the corner. But I was not about to put up with that shit this summer. Even the past month or so it would be hot for a week and then kinda cold, but those hot days were miserable. AC might be the greatest invention ever lol.

One of the installers was deathly afraid of snakes and he lost his shit when he saw the habitat for our Boa, that was funny. But he loved dogs so him and our lab got along, he had treats in the truck and spoiled her

And as long as they can support the kid I don't see why it matters that much, my best friend in HS had a dad in his 50s and he was the coolest, would let us drink beer and watch college football on the weekends at his house as long as we didn't snitch lol

Eh, I played until I was 14, step dad was a state championship winning baseball HC at my HS, my best friend who stood at my wedding was a Juco player that won a national title and was in the minor leagues for a while. I understand the strategy well enough, I still find the game boring to watch, I'd join a beer league or something though because it's fun and chill and accessible to play.
