It's not that something major is wrong with the house. It's just that sellers don't want to deal with the inspection portion part of it so they prefer to sell it to people who will skip that portion all together even if the offer is lower. It's a competition out there.

Anyways, offer has been officially offered.

The house was just placed on the market TODAY. Called my realtor and got to see the house a couple of hours ago. I like the house a lot. It's super duper competitive as people were lining out the ass with their own realtors to come check out the house and I'm sure there were people there to check it out without a realtor either. People are still going to check the house until end of day Sunday and seller will accept the best offer on Monday and let everyone know. I have a feeling I'm not getting it so I'm not holding my breath. You just can't compete with old couples whose been saving for over 30 years. I've just been able to save money for 6 years.

Wow a house that size is like $500,000 here in Utah. I got mine in 2019. 1100 square feet. Two bed one bath. $220,000. Barely bigger than the apartment I had. Apparently worth $330,000 now. If I wasn't an idiot spending years saving for a good down payment I could have got twice the size in a nice neighborhood.

He just wanted shit to get done and over with so he could do remodeling on his house. People will throw all sorts of money at houses just because searching for one now is tough.

I get small amounts things can bog down a deal but what assurance do you have theres not major structural issues or mold or something that isnt just a nuisance?

And I dont buy that the market is still allowing that stuff. Rates are through the roof sellers shouldnt be holding firm on that kind of crap anymore.

Places in Georgia you can get big ass houses real cheap.
Some places in Michigan too.

In my area an average house is 300k, with nicer areas being 500-800k.

i mean i rent but cmon, everyone knows what the market is right now. in toronto we had a period of time where people would blind bid -- no inspection, often not even seeing the house for themselves. they're literally just speculating on price -- pay literally any amount, even if you need a quarter million in repairs, it'll (hopefully) be worth more in 5 years so you just sell then. Be a slumlord in the interim, no problem.
