I have no idea how a 30-year-old 2br2ba townhouse with 2-car garage with outdated appliances, eroded faucets, rough exterior, popcorn ceiling, white on white walls, and faded wooding in a HOA is worth so much, but I can buy a 4br home in rural Texas for half that, lmao

Sell it and move to Kansas or Missouri.
Kansas City (both of them) are still almost cheap.
The duplex right next to my house is vacant.

No kidding, it's insane. I bought this place at $275k in 2017, this complex had some units in the high 100s to $225k for apartment-style homes around that time, so it wasn't unreasonable for in-unit w/d and garage, and now those units are going for at least 350k. Not to mention, $475k was a cash offer, I could probably ask over 500k if I really wanted to, though knowing the market someone will probably bid 600k and still not be the highest bid.

I considered moving to a couple other places, but then I remembered I hated humidity and cold weather, so it's either stay in this shithole known as Arizona or go to western Texas.

It's plausible for Missouri to go from -40 to 120F within a day. That may have actually happened in the 1930s.
