I've signed a conditional offer to buy a house. One of the conditions is that I secure financing. The house is awesome and after searching for half a year is the only one I've seen that fits what I'd want pretty much perfectly.

I contacted my lender immediately after the seller accepted my offer. My lender has all but guaranteed that I'll be approved for the mortgage. But the lender has a serious backlog and it'll be another 4 or 5 business days until they can start processing my file. My financing condition deadline was set by my realtor for this Thursday.

So either I get an extension (only if the seller agrees) or the sale falls through because my lender is too slow (completely out of my hands).

I ask because in the NE, unless the house has some serious shit wrong with it, theyre being snatched up IMMEDIATELY.

Found a 4bd, 2bathroom in a bad neighborhood for $89k. Within 11hrs of posting it had numerous offers.

I live in southern Alberta. It hasn't been too crazy here, my accepted offer was still $10K below the asking price. But with this being conditional, the house has stayed listed. If someone else came around with an offer in the meanwhile, the seller could take it as soon as my condition expires.

My realtor is dragging his feet on this. It became clear we'd need an extension last week, and he's holding off on asking for one for some reason. It was his idea to have the condition end on Thursday in the first place, which left only 8 business days from signing for the financing to be met.

Buying a house was probably the closest my wife and I came to killing each other. When we finally signed the papers I looked at her and said "We are never doing this again."

Yep buying a house is one of those life events where so many people just come out of the woodwork as far as just nickel and dime-ing you for every little thing. Same with selling a house, getting married, burying a loved one, having kids.

My lender is so fucking awful, they are SO slow at getting this done. My financing is due on Friday the 29th and I called today to ask how the progress on my file was coming, and they were like "oh, it's coming along, but we need an appraisal and that'll take a few days still". We're STILL going to be tight even on the vastly extended deadline. I'm so sick of this shit.

This entire thing should not have taken more than 10 business days, this is fucking ridiculous.
