I suppose so, 3-5% of 400K or 900K depending on where you live for a standard house is a lot. Just find a state where the housing market is crazy and they fly like pancakes.

Sure you can. But it's a very very competitive business. And your first few years will be pretty rough until you build up clients.

Depends on the area and how good you are at networking and making a name for yourself or carving out a niche. But potentially, yes.
