We pay our rent on the 3rd of each month, on the 27th of last month she gave us a "Notice of Lease Termination" and she said we'd have to be out on the 30th of this month.

The reason she gave us the notice is because they're selling the house.

She cited ohio law 5321.17 which states that it has to be 30 days prior to the periodic rental date which would have been the the 3rd of June.
She seems to think that because she gave us the notice on the 27th of last month that we have to be out by the 30th of this month.

So it seems she broke the lease since she wants us out 3 days early and didn't give us a 30 day notice from the periodic rental date. The lease states that the rent is due on the 3rd of each month.

I mean... she gave you 30 days notice. If you want to blow all your money on legal fees then maybe you can get your deposit back in like 3 years when the case is processed, but that isn't going to give you a place to live.

Give all the details you can, including the state. Generally very good responses there.

Most importantly, the mods outright ban anything not helpful, so you can usually trust it.

It's 3 days, just get out and if you need the 3 days, ask the new owners if it's cool. Even if they're in the wrong, it doesn't have to be hard to get the same result
