She hasn't read or replied back yet. I'll give her the paper copy this weekend and in Sept it's an extra $24 a month. She makes +10K more than me at her job. So she can easily afford it.
I mentioned this last week or so. Her bf comes over 60% of the time or more. He stays the night and showers along with laundry being used more often. Compared to last year my water bill has gone up $10-20 a month. Based on this month alone he's been over 16 times staying the night already. I did an all inclusive deal I share the unlimited high speed internet also with her. I control the heat and ac and it's a 1 bedroom basement that's not that big. Electricity didn't change. There's literally only 5 podlights in the basement which are highly energy efficient.

My ex wife is renting a 4 bedroom house and she pays for all bills there plus has to cut the grass herself along with shoveling snow. Her bf does most of it though. Technically speaking landlords are responsible for that or else the tenant can ask for money for doing the yard work.

Its unfair to raise rent during Covid. She should leave. Her job along with mine didn't get affected. If she's not happy she can move out. Either keep the rent the same and I'll lock the laundry door. A laundry mat in town will cost her $6 so roughly the same or more as my increase. I'll post a screenshot of the msg if she replies back not wanting to pay the increase. Look on the guidelines for Ontario. In 2020 I can raise it 2.2%. I spoke with a lawyer last week and they said it's fine.
She hasn't lost her job or got a pay decrease. Her bf comes over often and laundry increased. I verbally told her last year he can move in and it'll be an extra $100 a month. Especially because in a regular renting situation, there's no stipulation against having other people come over and making use of that apt's facilities. It's not like the boyfriend is a pet. Luckily for you, tenants are in a lose-lose situation in the US so she can't do much except move, which, of course, can incur issues depending on the nature of the lease.

It's a month-to-month. I'm not gonna photocopy to show CE the paperwork I got from TD bank to use. Like I said if she's not happy with the increase and replies back to my msg I'll post a screenshot for proof. I can legally raise it every year. I chose to this year because I'm being taken advantage of. Don't like it? Too fucking bad. Move out and I'll get new tenants.

And why are you counting how often her boyfriend comes over? If she pays rent it shouldn't concern you. As a real estate owner/letter myself I think your reasons for increasing the rent are not justified. Should have charged that much from the beginning, or at least find a better reason for increasing the rent. Not sure how the laws in the US work but anything like increasing internet speed, replacing/fixing the floor, doors, windows, or upgrading the kitchen are reasons to increase rent (there are many more of course). If you have an all inclusive deal and she takes showers more than you would ideally want, you'll have to suck it up. Just my two cents. ... Copied to Clipboard!

Alright she msged me back said I never mentioned I was increasing the rent. Verbally I told her this year I may or may not. Either way my discussion with her about the increase is a matter of he said she said and I'm not going down that path without proof. So I ignored that. She said she knows I legally can and asked why. I told her due to reno work. I got 2 brand new soundproof doors installed along with topping up insulation for better soundproofing along with new drywall done for one of the doorway and now I'm getting a mandoor installed. I'll be spending close to $8000. Going forward with her I'll probably increase rent every 2 years instead of every year.
Also I spoke with an employee where I worked before who has 2 homes that he also rents out he mentioned to me one home he never raised the rent each year when he legally could and now is playing catchup based on the current rental rate. I don't wanna get caught up in that. Things go up in price and as a smart business man I'd be dumb not to take advantage of inflation also. Call it whatever you like. Welcome to the real world. Alright she replied back and is cool with everything since I told her no issues on her end. I gotta play it wisely with my words and keep a good relationship since she's been a good tenant.
