Alternatively, use a company to manage it, you will lose some profit but save many headaches. But if you go this route make sure you see what kind of return you will be seeing after their cost and make sure it's worth doing over a different form of investment

We had tenants with two dogs and a cat for four years, and it taught us that vinyl floors are the way to go.

And then the next tenant who was there for six months taught us to hire a property manager, because trying to evict someone three months in a row is expensive and stressful.
