Check below sinks for any rotting wood to see if there's been plumbing issues. I'd google the address. Most times if it's an apartment building there's reviews from former/current tenants that may give you more info than the realtor is willing to disclose.

Ask about laundry, if it's onsite. Parking? Check out the toilet seat to make sure it's not cracked or broken. Look at everything in the kitchen and take note if anything is damaged. Mention this to the rental agent/manager. If you're checking out an apartment that you feel you want and there's some competition, bring a filled out lease agreement, pay stubs, etc all organized in a folder. It shows you're serious and not just wasting their time.

Measure that against the number of tenants though. People go the extra mile to bitch and moan all the time. People might freak at a dozen bad reviews, but if they've had 100 tenants vs 50 that makes a difference.

If you can set up a tour/showing at night, try it. Otherwise, it can be prudent to swing by in the evening and just kinda chill in the parking lot for a sec to see what the noise is like. Are there noisy neighbors, any noise coming from the building specifically, or what have you.

The best thing to do before you pull the trigger on the lease is to do a walk through at around 7 PM through the complex. Just try and read the general vibe. That is when you will really see the dark side of the complex if there is one. If you are walking around and notice a shadowy, dusky, or even shady element then you know not to get into that kind of a neighborhood.

- parking, do you have reserved spots, a lot, etc

- noise level, can you hear neighbors, are there kids running around everywhere etc

- appliances, do they look old and shitty, will they probably give you issues?

- signs of pests... roaches, mice droppings. you'd think this would be cleaned but we found those little roach shells in an apt we toured once

- laundry, is it in unit, on premises, or is it off site?

- know what you pay for, whether it's water, sewer, parking, mandatory renter's insurance, etc

- the area in general, is it a safe/comfortable place to live in?

- if you live in an area that gets hot, how is the AC? central AC, units built in, or do you have to buy our own window units? if your area gets cold, is it baseboard heating, central heating, etc?

also one thing to note is that you can request some stuff to be changed before you move in, like having a carpet replaced instead of just being cleaned or w/e.
