just so you can have a place to work out/exercise in peace without having to deal with anyone else. If you buy a lot of land and that area has a track for running, other people should be able to run on it to especially if that area isn't fenced off or anything. It's not like that someone is going into your home to run on your trendmill. you have a back yard that's big enough to accommodate a 400 meter running track and you expect people to just not go there to run.

Except that is exactly what some people will do.

They will test the limits of what they can get away with, and start casing your place shortly after.

Also youll have people who will use that area to do some things, not as noble as exercising. And even if someone was charitable enough to allow their property to be used, some stray needles, condoms, broken bottles, and broken windows would end up just ruining it for everyone.

I kinda agree, but a big reason why many landowners are so restrictive with their property is because liability laws can be really stupid and you don't wanna get sued.

Also there's a certain percent of the public who are just going to trash stuff that doesn't belong to them.
