this is at my mom's house. long story short, we had to tear out the front corner of the house and rebuild the support structure. the sole plates at the bottom were especially bad and disintegrated when we touched them
as you can see in the below picture, the mason who did the brick facade was probably drunk. there's a lot of mortar slop. more importantly, he didn't leave weep holes for moisture to drain out, so the sole plates had been collecting water for 50+ years besides the water damage, the supporting studs were home to termites once upon a time. here's a cross section of one of the less damaged boards: got a lot of work ahead of me the next couple days. I've already rebuilt the wall structure and put up new foam board and insulation, and tomorrow I have to run wiring, put up new drywall and patch all the other stuff I damaged during the demo. then after that comes paint and finishing touches ... That sucks man. I had similar problems at my house in Michigan. Thankfully my dad is in construction and it was my first house so he got a whole crew in there and they did top notch work for me at the cost of free.
My new house was built like 6 months before I moved in but surprisingly Sedona has quite a bit of flooding when it rains so my garage turns into a second pool 2-3 times a year. ... Copied to Clipboard!

I absolutely love it but I'm a bit of a rare circumstance. Business was great for me, I owned my house and my wife inherited her moms and grandmothers. We sold all 3, 2 were in Grosse Pointe so we made bank on those and my house in St. Clair Shores was on a huge lot of property. We ended up with over 500k so we moved to Sedona. ...
