massive painting project

there's some drywall damage in a few rooms that will have to also be done

has to be done before this fall when i buy a new OLED tv and wall-mount it.

i am def not doin' this myself

Looking like ours will be about 3k total, so not bad at all. $1200 for labor, the rest is materials.

I am going to do it myself, it's a pretty significant job but I don't want to pay someone for something I used to do for work. Materials are going to cost us about 500.

Just putting the finishing touches on the basement. Went from a storage area to a 2nd living room with carpet, new fixtures etc. looks good.

Next project is a new screen door and small fence around my generator and AC.

The house I bought is in pretty good shape. Bathroom was recently re done by previous owner.

Maybe add insulation to basement so when someone walks upstairs it isn't loud. Or fully carpet my hallway.

Future projects:

Replace back door with something that doesn't have windows on it

Replace a basement window - it's an old style and not double pained(or however you spell that)

Replace front door in a few years. Not in a hurry - it's still a good door.

Maybe install central air at some point. Already have the duct work for heat in the house so can't be that complicated.

Save up for a second bathroom to put in basement. Have a huge basement and this would increase value of home

fwiw, it can be fairly complicated. tubes for the compressor will have to be run to the blower, you may have to replace the furnace blower if it can't be made to contain the condenser coil section.

still worth doing. imo much more valuable than basement upgrades.

I have to put a new roof on my house. When I stayed there it was somewhat leaking, but my tenant says that it's not.

I think they went up there and did some of the roofing themselves because my roof has 20 different colors of shingles up there. Not that I'm complaining something less I have to do.

I would like to put central air in it and make the house future proof. However, I could buy another house with the quotes I'm getting.

Just had someone overhaul the landscaping. All the garden beds as well as a couple evergreen removals. Feels good to see it look presentable again. The previous owners just kept piling new shit on top of old shit (and plastic weed barrier ugh). The bottom layer was pea gravel so after tackling it myself I quickly said fuck it and hired landscapers.

Next projects are:

- Update both bathrooms
- Replace patio screen doors
- Touch up paint here and there

There was a leak inside one of my walls so I didn't notice it. Now my basement has mold. I had a remediation company tear out the walls and insulation (which were all totally soaked) on Friday and should be finished cleaning it up today.
