Depends on the HOA involved. My coworker has a HOA that makes up the silliest shit (like restrictions on parking such as "Must leave at least 4 inches between your car and the line when parking in your designated spot in the lot") just so the old ladies that run it can feel like they have some semblance of importance.

My cousin's HOA, on the other hand, is pretty cool. Their rules pretty much boil down to "Don't be a douche and we won't bother you".

you have to pay them, otherwise they'll fine you for not paying and if you don't pay the fine they'll put a lien on you, and if you ignore that, you'll wake up one day to find a guy nailing an eviction notice to your door.

Don't buy some new tract home in one of those manufactured "neighborhoods". That's where those nazi HOAs exist. Not to mention there's no yard and the homes are constructed like pieces of shit.
Again. Do not buy a tract home. For whatever issues an older home in a an old established original part of town may have. You're better off with that than one of these trash new ones. Nothing from the 90s - to now. Go with older.

My HOA is pretty basic. The main laws are:

1. Don't leave your fucking trash on the front of the road unless it's trash day
2. Don't fuck up the pool
3. Don't put holiday lights all over your fucking house no one wants to see that shit we have to sleep at night

And the unwritten law:

4. If you break any of these laws we don't really give a shit as long as you aren't being an asshole and follow the rules most of the time
