I used to inspect apartments for insects / bedbugs, and honestly the biggest issue isn't that the landlord keeps the apartment in poor condition, it's that the tenants completely wreck it, then can't afford to pay for repairs. But to be fair, that was admittedly a small sample of apartments that I saw, in a relatively bad part of town. This is a bit different, in that there's no warranty of habitability in AK.
