But the thing about real estate is, thanks to 1031 exchanges, as long as you continue to invest in real estate, even if you sell a particular building, you never ever realize your gains as income on a tax return. So it's not particularly surprising that he never shows income on taxes, it just means he's really good at converting regular taxable income into nontaxable unrealized real estate capital gains. I was factoring in his assets in my assessment that he is worth negative dollars. We know he has debt on top of debt on top of debt. He hasn't released enough public information to say for certain but its very possible he has negative net worth.
