That's not how that works, unless they're also banning all guests period. If there's already a tenant who signed the lease and agreed to take care of the property, it doesn't matter who they invite in. If the property gets fucked up on the tenants watch, he'll be liable for it. I've never had a guest banning provision in any of the leases I signed.

A landlord can have policies limiting how often or long guests can stay to protect their interests and liability without banning all guests. There are things a landlord is liable for regarding tenants on their property.

Also, they don't want a situation where a guest becomes an unauthorized tenant, who is staying there without being on the lease and unaccounted for and unvetted. They don't want to have to deal with the legal issues related to removing them if they become a problem.
