I'm assuming you're asking if it's because it's specifically a collector's edition. In this case, yes, but there are plenty, plenty, plenty, of non-collector's edition games that are worth a lot more sealed than opened.

Of course you're going to open it if you're going to play it. But, what if you bought the game brand new at launch and got an opened copy, and for whatever reason, never got around to playing it? I bet you'd wish you got a sealed copy instead. If you were interested in getting the game now just to play, of course you wouldn't get a sealed copy just to ruin it. That'd be silly.
Sure. But that also wouldnt happen. I open it before getting home in some cases. And there wouldn't be a game I dont get around to playing. I will play it. Normally, the same day. So, no. I would want a sealed copy. Another reason it wouldnt matter is because I dont sell my games. Ever. So, a sealed copy would be useless. And if I somehow had a game that I didnt get around to playing (which again has never and will never happen, physically, at least), when I found it, the first thing I would do is open and play it.
