Topic	Would you buy the house in this scenario?

He has offered to sell me the house for the amount remaining on the mortgage, roughly 60% of the current value of the house. In exchange, I allow him to live in the basement suite for "a few years", rent free, while he gets back on his feet. The price is obviously very tempting, but my lord, this is setting off so many red flags in my head. It's an awkward position, as I don't want to say no, but this seems like I'm setting myself up for a lot of headaches in the future. Thoughts?
