I also got the sellers to agree to pay most of the closing costs, then the closing costs ebded up being less than anticipated anyway, so they paid the whole amount. I think altogether I paid less than $2,000 to get in. You could always look into some different banks around you and see if they offer something like that if the down payment is the biggest issue. --- The answer to the question nobody asked.
