If that's missing, she shouldn't have signed the lease, but that's another issue. Homes have to actually be habitable. You can break you lease if it's not. And having an infestation of Brown Recluses means it's not. It's literally not safe to live there. They should have every right to immediately break their lease. TBH, they should even be able to sue, I believe.
