I got fortunate that my parents gave me an acre of land. My dad bought it as a foreclosure for under $2k. Had a well and septic system already. With all of the junk on the property he hauled off he made his money back just in scrap metal.

We were able to use the property as collateral so didn't have a down payment. Worked my ass off, though, in getting the site ready for our house. We decided on a modular and between my dad and myself we did so much damn work. Grading, foundation, waste plumbing, etc.

To pay for all of that me and my wife lived very frugally for a long time. Literally beans and rice every day. No going out to eat. Didn't buy anything that wasn't completely necessary.

We were lucky in a lot of ways but definitely made sacrifices to position ourselves to take advantage of the opportunity given to us.

Most of the time when I mention to people what we did they're automatically against the idea. Don't want to give up their smartphone, hobbies, eat as cheap as possible, stuff like that. It's possible but takes sacrifice.
