And the most I've ever paid for repairs on my home was 4k for replacing the back patio. We don't use A/C here, as the temperature rarely breaks 75F, and most general home issues are covered by my insurance company. Even if they aren't covered its usually only a couple hundred bucks to fix, and most importantly our insurance companies aren't like the nightmare stories you hear about down in the States.
