MOST landlords just pay this stuff away. Some do it themselves, or offer the tenant an incentive to do so. A lot of shitheads get their pill-popping "handyman" friends to do it, in order to save a buck. And a lot just ignore the calls, forcing the tenant to pay for it and then chase the LL in court months later.

Landlords think they're rockstars, but here's how it breaks down:

A good landlord is barely noticeable.
A bad landlord will ruin your life.

Far too many landlords are just shitheads and don't do any work. They think they're in the business of cashing cheques.

Here's an anecdote: I did a move-out inspection last weekend and the lady literally tried to dock me part of my deposit for "white paint on the wall". It was light glare from the window. I told her i didn't paint, she did not take me at my word and instead projected her shittiness onto me. She accused us of damaging/stealing drawers from the fridge that did not exist. It was very apparent to me, about a week after originally signing that lease, that she was looking for pidgeons to bankroll her house upgrades. Nothing but lies and deceit from the onset. I let her know that I know exactly how to take her to court to get my full deposit back, to which she relented. I spoke to my basement neighbours and they have yet to get theirs back, and i know they know they don't know their rights.

Granted, that's getting closer to a bad case scenario. I know at least, well, at least 40% of landlords are not like that. Shit, maybe even 50% if the neighbourhood is nice!

I feel bad for the good ones, they get the bad reputation by association.
