No, I know more because I'm smarter than you. It's that simple.

Urging someone to buy instead of rent because they MIGHT make a profit in 5 years is simply bad advice.

You can't even properly read and comprehend English so I doubt that's true. I spelled it out for you in post 46 and it wasn't what you just said. Shut the fuck up and reread it.

Cool and I already stated that advice is dumb because you can't assume the market in 5 years will be where it is now. I'm not saying that buying is a bad idea. I'm saying that your advice to ALWAYS buy instead of rent is a bad idea and that flexibility is worth more than you'd make in 5 years worth of appreciation.

You're coming into a house putting a shit ton of money down off the jump that you could invest in other places and potentially make more money. 5 years ago if you had put that down payment money on bitcoin you'd be a multi millionaire. You still don't seem to get the point though.

Younger than 18 is underage.

Ok, now I know Im being trolled. This will be my last post ITT.

Age of Consent is 16 in the UK. Anyone 16+ is therefore of legal age. FACT.

I'm hoping it is your last post. A 16 year old girl is not an adult and you know this. Stop making excuses to validate that you're doing fucked up shit.

Rent comes with benefits though. No yard work, no costly repairs.

It's more the fact that when you're done with the place, you no longer have anything. You put all this money into a place that's not yours. Whereas with a house, you get to sell it and make a lot of your money back.

The problem is that people are acting like money is the end all/be all and if you make decisions that will force you to take any kind of loss, even if you fully understand what's going on and personally would just prefer to take a loss, that you are making a bad decision. It's not a very mature way of thinking.

I considered this topic to be speaking from an investment standpoint. In terms of investment if you lost money it's usually pretty straight forward and not a good investment.

Then go brag to your friends and family about how many 16 year olds you want to plow since nothing's wrong with that.

Because surprisingly enough CE is not the same as talking face to face.
It's the same reason why you act different in church compared to a bar, and why certain actions are discouraged in one and welcomed in another.

On CE, "shut the fuck up" is kosher. The inability to switch between multiple settings where established norms are different is on you, not us.

I don't care what the setting is. Don't tell me to shut the fuck up. You can live your life like that if you want but I don't. At worst, my "meltdown" cost me 3 karma and a couple people I don't know or care about think I'm a nutcase.

I'm ten times smarter than you man. Please keep your shitty opinions to yourself.

Imagine telling someone to stay 5 years for a small profit. That just shows that you have no idea what to do as far as investing that you couldn't make that money without locking yourself into something you don't want for 5 years.

Learn to read. I only argued that if you're thinking of renting or buying, 5 years is right around the time you'd be indifferent between the two assuming a 2008 doesn't happen again. You might have picked up on that if you weren't blinded by your anger. Now shut the fuck up.

Ok if you read the topic I've been preaching that renting is better because of flexibility and because you can move whenever. Obviously someone that stays in a place 5+ years at a time is not who I'm talking about.

Wow, you're really upset because you don't know how real estate works. 5 years is what a lot of experts say as the (meager) equity built along with appreciation should offset closing costs. I think I'll take their word over some guy who throws a fit because he doesn't know anything about real estate 101.

I work in construction. I know real estate. You don't know what you're talking about.

You don't understand the value of flexibility and not being locked in for even 5 years.

Pffft. Construction doesn't make you an expert on real estate. By that terrible logic I must be an expert because buying a house is a financial decision (in part) and I work in finance.

I didn't say it made me an expert but exactly what experience do you have? Because where I work we buy a house and flip it every 2 months. You make it seem like you can buy any house, wait 5 years and you'll make money and that is beyond false.

I'm not the finance guy but I know enough to tell you that you're giving bad advice.

Yes, it is. There is no guarantee that a house will be worth enough in 5 years that you won't lose money selling it when accounting for other expenses of owning.

It's just bad advice. Completely depends on the housing market in the area, value of the home, upkeep of the home, etc.

If you can buy the house cash, it's worth doing it. If you have to take out a loan, which is most people, it's probably not the best idea. Most home loans tend to be like 30 year long commitments, do you know how much shit happens in 30 years?

Basically this. For the vast majority of people it's not a better idea. You're locked into a commitment on a place you don't plan on being long term.

Shut the fuck up. With appreciation and equity in your house you don't need to be there 30 years for it to make sense. As little as five can work. Or as little as like 1 or 2 if you live in Seattle or San Francisco due to crazy rising prices there. But that's mostly speculation and riskier.

Ok dumbass I've moved three times in the last 3 years. Unlike you most people in their 20's are actually progressing which leads to the desire to move to bigger and better places. Your example is dumb. Everyone doesn't live in one of those places and it completely depends on the housing market.

You are such a fucking idiot consistently. Imagine telling someone to stay somewhere for 5 years that they don't want to for a small profit that's probably negated by the much higher costs of owning versus renting.

Except not. Rent is usually about half of a mortgage payment IIRC and there's a bunch of other expenses involved with owning versus renting.

Renting allows you more flexibility to move rather than paying a mortgage on a place you have no plans to settle for long term. If you're paying a mortgage on a house you don't plan to be at in 10 years it's the same thing.

Everything can be a privilege if you want to be offended by it.

You don't have to be offended to actually acknowledge reality.

There's definitely a privilege between genders as well as races.

For example, we all know if a woman hits a man and the guy hits back more than likely the guy is the one going to jail. It's fucked up and I've talked to people about this but everyone just kinda accepts it.

There's tons of different privileges allowed and not allowed to people depending on things other than money.

Didnt Capcom fear Monster Hunter would fail on consoles like forever? I feel like when I had high interest in MH they just refused to release one here.

Might have to check this out.

I like both though.

I do too but PJ's is so greasy that it makes me sick sometimes.

I don't get why people keep saying this. I've eaten a ton of chain pizza and IMO Papa John's pizza is probably the least greasy. I've never ordered Papa John's and thought to myself "Damn, this pizza is greasy."

The guy probably mistaken Pizza Hut for Papa John. PH is always swimming in grease.

Thats what Im saying. Pizza Hut is definitely the most greasy in my experiences.

Mass gainer protein. One shake I think is like 1250 calories when I had it. Basically you stick to your normal diet but you also drink the mass gainer which gives you a ton of extra carbs and protein.

I started working out at like 160, hit a wall around like 170-175, drank shakes and put on some weight and I'm never really below 185 now. I stopped drinking them a long time ago but once you gain the weight you should keep it unless you're on a super low calorie diet or have a superhuman metabolism.

Simplest answer is increase caloric intake my friend.

What's the downside to mass gainer protein? Do I need to workout more frequently?

The downside is if you dont stick to the workouts and good dieting youll just get fat.

Id just do it though man. Once you get the weight on even if you get a little chubby itll work itself out as you work out more.

Correct. Once it's kicked, it can only be received by the opposing team and ran back, or caught by the team kicking the ball and it's a dead ball once that happens.

I guess that makes sense. With an onside kick, again please correct me if I'm wrong, but the other team has to touch it first, right?

So could you kick it in the face of someone, maintain control, and run it it?

The ball doesn't have to be touched by the receiving team on an onside as long as it goes 10 yards before the kicking team touches it.

If it hasn't went 10 yards then yes the receiving the team would have to touch the ball first. Theoretically yes you could kick the ball off someone's face mask and recover it.

Are you sure? I thought if it didn't travel 10 yards it was a dead ball, it had to go at minimum 10 yards, and touch another player before the kicking team can recover it?

I haven't watched football too seriously in the last 5+ years so this may have changed.

I'm like 90% sure if the receiving team touches it the ball doesn't have to go 10 yards. Once they touch the ball it's live.

Yeah, that part is true, but I think if it goes more than 10 yards, the other team still has to touch it first regardless.

No way man. That'd take all the interest out of the kicks. Once it goes 10 yards either team can recover, before 10 yards only the receiving team can touch the ball.
