She called me a couple nights ago and mentioned her parents were out of town, and she invited me over for a sleep over. I was like OK. My car's broken so she came to pick me up.

We went to Jack in the Crack and she got a phone call from her ex, who she's I guess still friends with. Apparently there was a misunderstanding and he let himself into her house because he has a key.

We showed up and were hanging out without him lol, and he's chillin on the couch. The girl I was with was like "why are you here?" and he said something about waiting for me to leave, I don't even know, and the girl I was with was like "they're not going anywhere" because I was going to spend the night. We continued to hangout without him, and he eventually left. Then we went to her room and watched netflix etc. XD XD

It was straight out of Larry David's life

Ya that's where I feel I shouldn't tell, I don't want to cause a spiral. Especially so soon it seems more likely that's how it would go.
I was basically too scared to broach it with him for fear of messing up our relationship as well. If he doesn't want to say anything I don't want to stress him out at me too.

The best course of action, in my humble opinion, is to not say anything yet. If she finds out through a 3rd party, that may even soften the blow by the time she hears it from you and give her time to process before you tell her. Additionally, you'll likely be able to buy yourself enough time before she finds out, that she won't spiral (hopefully).

Sorry if this has been addressed, but here's something to consider. It sounds like you really want a relationship with this guy, and are somewhat neutral about your friendship with the girl you're wanting to tell. I think you should prioritize your relationship with him since it seems like you care more, but be aware that your friendship may end. It's also possible that your relationship with this guy may end.
Best case scenario is you tell her, and she doesn't mind, and you keep dating the guy, right?
Worse case scenario would be she stops being your friend, and your new relationship ends.
Likely scenario would be you keep seeing the guy but your friend doesn't like it and may end the friendship.

I don't know if that helps, but that's how I would look at it
