You could possible do it with a certified check, but with a personal check, it can take several days for the funds to clear. With a wire, it tends to go through within minutes and the funds are verified as available. Ah so a certified check written out to whomever probably would be a better bet than wire if applicable? I pre-applied for a mortgage loan (looking for property in the future but nothing right now) and my mailbox has been FLOODED with random realtor flyers asking to use them to sell my house. Mortgage company sells your info possibly. I know with deeds when you finalize the paperwork its all public record.
