Well I expect new housing starts with an HOA and eventually it dissolves.

New housing is usually a luxury for the well off as well.

I find this hard to believe. There is no ghetto area near you? No "bad neighborhood"? That would be the cheapest but ya, maybe you don't want to move there but therein lies why you are fine with choosing to subject yourself to an HOA.

HOAs are just the old "covenants" with a different name.

Idk what that is but the point of HOA is to make the value of the houses go up and people think the neighborhood is nice by dictating how houses look and using fees to have like a public pool and to cut grass not on private property.

In a place with no HOA, you don't get a public pool like that and may have lots that have grass not cut in months.

Also can have rules like no loud parties as that can tank a neighborhood very fast.

Except that cheaper houses tend to not be in an HOA and expensive one are more likely.

This isn't like all the poor people neighborhoods being ruled by HOAs, rather it is you don't want to live in those neighborhoods so you go to one with a dictator HOA.
