My advice was the best. My house shot up 180K in 5 years. Imagine a few more years from now. Of course you'll have to pay capital gain once you sell, but the return is nice. Your mortgage payments on a $250-350K home will be like $1200 a month or so. Rent the 3 bedroom home for $1700 or more plus utilities. Or look for a bungalow and get a separate tenant in the basement. Get the person renting the house to give also a security deposit or pay a property maintenance company $100 a month or whatever it is to handle the payments for you. Most tenants are good especially if you do your homework. They will pay on time.

Not to mention the house slowly gains equity...so yeah.

Alright she msged me back said I never mentioned I was increasing the rent. Verbally I told her this year I may or may not. Either way my discussion with her about the increase is a matter of he said she said and I'm not going down that path without proof. So I ignored that. She said she knows I legally can and asked why. I told her due to reno work. I got 2 brand new soundproof doors installed along with topping up insulation for better soundproofing along with new drywall done for one of the doorway and now I'm getting a mandoor installed. I'll be spending close to $8000. Going forward with her I'll probably increase rent every 2 years instead of every year.

Also I spoke with an employee where I worked before who has 2 homes that he also rents out he mentioned to me one home he never raised the rent each year when he legally could and now is playing catchup based on the current rental rate. I don't wanna get caught up in that. Things go up in price and as a smart business man I'd be dumb not to take advantage of inflation also. Call it whatever you like. Welcome to the real world.

Alright she replied back and is cool with everything since I told her no issues on her end. I gotta play it wisely with my words and keep a good relationship since she's been a good tenant. Worst case she's lying and moves out in Sept which I don't care cause I'll rent it to someone else easily.

As a real estate owner/letter myself I think your reasons for increasing the rent are not justified. Should have charged that much from the beginning, or at least find a better reason for increasing the rent. Not sure how the laws in the US work but anything like increasing internet speed, replacing/fixing the floor, doors, windows, or upgrading the kitchen are reasons to increase rent (there are many more of course). If you have an all inclusive deal and she takes showers more than you would ideally want, you'll have to suck it up.

Sure, but if the Ontario law says I can increase rent each year without a reason then I'm doing so. I have my reasons why and if they aren't legit then guess what? Don't matter I legally still can. I had to fix the drywall myself. I also got a new soundproof door installed this year for her. And since my bungalow house is split I didn't have a door installed for my privacy which I got installed this year also. And now I'm looking into getting a mandoor in the garage cause her access in and out are through the garage using my garage door opener.

It's pretty crappy as I already mentioned when I spoke with a lawyer to clarify about the rent increase and he said legally 2 or more people she can let move in without signing.

It's a month-to-month. I'm not gonna photocopy to show CE the paperwork I got from TD bank to use. Like I said if she's not happy with the increase and replies back to my msg I'll post a screenshot for proof. I can legally raise it every year. I chose to this year because I'm being taken advantage of. Don't like it? Too fucking bad. Move out and I'll get new tenants.

I'll post a screenshot of the msg if she replies back not wanting to pay the increase. Look on the guidelines for Ontario. In 2020 I can raise it 2.2%. I spoke with a lawyer last week and they said it's fine.

She hasn't lost her job or got a pay decrease. Her bf comes over often and laundry increased. I verbally told her last year he can move in and it'll be an extra $100 a month. She said the space is too small for his stuff. So why take advantage of me when I only rented the place out to her?

Her job along with mine didn't get affected. If she's not happy she can move out. Either keep the rent the same and I'll lock the laundry door. A laundry mat in town will cost her $6 so roughly the same or more as my increase. It'll be an inconvenience for her to drive there sit and wait then come back with her stuff.

My ex wife is renting a 4 bedroom house and she pays for all bills there plus has to cut the grass herself along with shoveling snow. Her bf does most of it though. Technically speaking landlords are responsible for that or else the tenant can ask for money for doing the yard work.

I did an all inclusive deal I share the unlimited high speed internet also with her. I control the heat and ac and it's a 1 bedroom basement that's not that big. Electricity didn't change. There's literally only 5 podlights in the basement which are highly energy efficient.

She hasn't read or replied back yet. I'll give her the paper copy this weekend and in Sept it's an extra $24 a month. She makes +10K more than me at her job. So she can easily afford it.

I mentioned this last week or so. Her bf comes over 60% of the time or more. He stays the night and showers along with laundry being used more often. Compared to last year my water bill has gone up $10-20 a month. Based on this month alone he's been over 16 times staying the night already. I'm sure it'll be 20 days this month.

Buy property outside of the GTA. Cottage country (Muskoka) you can get a 2 or 3 bedroom house or townhouse for $250-350K which is in decent shape. Don't buy directly in town and you won't have to pay for water. Rent said house for $1200-1500 plus utilities as that's the going rate up here. People will rent from you easily long as you're not too far away from the town. Or do AirBnB.

Mine was 7 years. Also I'm not that close with my parents. I talk with my mom once a week. Very rarely my dad. My sis and I chat briefly at times. I got back into gaming Jan 2019. Netflix was getting boring and I read books once in a while, so I needed to figure something out. Keeping myself busy has been extremely helpful. The weeks the kids are here I'm usually ahead of things so it's not stressful. Luckily there's tons of gaming titles that I'm interested in slowly trying.

Especially weeks when my kids are back with their mom. I've spent the past 2 years now literally alone at my house. The kids and I see my folks usually 4-5 times a year. My parents come to see us once a year since we're 2 hours away and my dad's not a huge fan of coming up to cottage country.

I've managed to keep my sanity and mentally am strong enough. I'm still close with my in-laws who live here and they watch the kids for me when I'm at work due to school/daycare being closed.

Sure I've had my sad days especially when your marriage ends, but I very rarely still get sad. I've noticed being in my mid-30s I take life at times too serious at times. Finding enjoyment in life at times was the hardest part. Getting back into gaming has been a nice touch along with coming back to Gamefaqs. This weekend was one of those weekends where at times I felt blah. I accomplished stuff around the house, but music at times just doesn't cut it. Yeah...
