Exactly 1 week ago I was 183, today I'm 179. I think about 2 of those pounds were from actual calorie deficit, the other 2 were probably water weight. The 183 was also immediately after a bachelor party in miami where I ate and drank like crazy. But feels good to break 180, thats my threshold of feeling overweight. Next goal is to break 170 which will actually have me looking pretty decent.

Because my diet has been so strict, I decided I'm not going to do cardio, only lifting. Once I plateau, I'll start cardio.

Again, work is going to be the biggest challenge. Waking up 4am to work out, then eating nothing but clean food all day for 10-15 hour shifts. But mentally I'm going strong.

Na, new construction in my experience is always overpriced and these new houses tend to be on small lots with small yards. Large yard is a priority for me, meanwhile floorspace is a priority for the wife. Our compromise is getting an older house that needs work to accommodate the budget.

Don't trust any Indian news, its almost as rigged as Chinese/Russian news, its 90% propaganda. What india has to gain out of all this is that they are buying cheap oil from Russia and the US doesn't like that because its undermining our sanctions. Indian authorities have staunchly defended their actions saying they are simply doing whats best for their country. So I'm not surprised they are sympathizing with Russia. As long as war continues, cheap Russia oil continues to flow to china and India, so both China and India have incentive to keep things going.

And no NATO is not to blame. Theres been several theories but its not 1 specific thing. I think this video goes over some of the reasons the best.

We were so close....but we figured lets wait. Theres more and more houses being listed over the next few months, more opportunities will come.

This is just blogfaqs to get this off my chest. Emotionally I wanted it, but the smart thing truly was to wait. And spending max budget is never wise.

With small kids, toys are spread out everywhere, and with any visitors we're all just sitting on top of each other. It was a 9/10 house in a 9/10 area. Beautiful, dream house on a 1 acre lot, beautifully landscaped, in granite bay, california. It was at our max budget but still within budget, but we would intend to live there forever. We ultimately shut it down, the major fault was the interior just didn't have enough space for our large family and at that budget we wouldn't really be able to afford additions any time soon.

Ugh, we're going to be thinking bout this one until we finally do buy a house.

My next challenge is meal prepping for work. There's healthy stuff at work but not ideal if I'm being super strict.

I don't have a fridge at work. I can take a lunch box with an ice pack. I have a microwave tho. I just eat quinoa, chicken, and veggies like broccoli. It can be eaten cold too.

Miss living there tbh. Lived just south of summerlin, there were a lot of really nice neighborhoods, tons of amazing restaurants in that area, ex: neighbors Cafe, pwky tavern, etc and alot of names I forgot. Tons of healthy /fitness food places. Red rock was a fun place to hang out, could go to one of those restaurants then just walk around. People were generally nice.

There was always something to do, never a boring weekend where we couldn't figure out what to do.

And driving to the strip was super easy and could park at one of the big casinos no problem. People don't park there, tourists use taxi or Uber.

My main issue with living there was the lack of greenery. Scarce grass, old trees, etc. To me that's depressing and the transplanted palm trees just always felt so fake.

3rd day of eating clean.

I just need to make this a habit. Don't play to do any cheat days or meals on my own. My cheat meals will come when I'm hanging out with friends or whatever, at which point I'll still go with the healthy options. No soda, chips, deserts, or any other bullshit food. Not strict paleo but trying to go with single ingredient foods with the exception of mission 25g fiber whole wheat tortillas and quinoa.

Because it won't double from 7 where its at now. A recession is already impending. We just had a historic velocity in the fed funds rate for which the consequences will be seen soon, either this year or next. We'll see business growth slow down as businesses will be unable to get capital. In a few years longer timeframe we'll see businesses with existing loans needing to refinance.

As such locking in at what rates are now with a fixed is the safest option. Either they raise or you hold, or the lower and then you refinance.

You can always refinance, find a different lender, someone will do it.

One question I have is: Why would anyone get a 30 year fixed right now? Why would everyone not get a ARM with a lower rate, then refinance to a fixed when rates are cheaper in the next few years? Refinancing should be easy, right? As long as you maintain good credit.

So in my case when I calculate out 5.375 instead of 6.5% which is what most auto-quotes give me online, it makes a massive difference. Why not lock in 5.375 then in like 3-4 years refinance when rates should be lower, lets say in the low 4s?

This is assuming 780+ credit and excellent income

The second one the 7.0% interest rate with 7.4% APR was 7/6 ARM, they didn't quote me a 30 year fixed lol.
