Renting for so damn long.
Could've gotten a house w/ some short term pain like a decade ago, certainly 5 years ago... and would've spent literally HALF what I had to in order to become a homeowner now.

I don't even want to think how far back I set myself financially. Hundreds of thousands of dollars easily, especially since my rent that entire time was really fucking high and basically turns into lost money.

What that means in practice is beyond doing everything you can to own your own home, no matter how small or crappy it is... divest yourself as much as possible from the economy. Save feverishly, cook everything at home, minimize your entertainment spending, don't travel.... Just put as little money into the economy as possible. Not only will it help you save up money, it'll hurt the corporations and rich ass holes that perpetrated this upon us by cutting into their profits. Think of it as an act of peaceful rebellion. Yes. Exactly what I did.

Shishiwakamaru posted...
With the ultimate goal of saving a lot of money compared to buying a house normally
Ha ha ha! No!

What is stopping someone from doing this? Zoning laws, difficulty of connecting to the grid, etc.
Any piece of land will say what it is zoned for if you look it up.
If your land is near existing houses, connecting utilities to it shouldn't be hard, just yet another expense. You can see if your state/county has online maps available showing the sewer and water "grid", and plan your lot purchase accordingly.
Or if there are no existing lines... you can get a septic tank and/or well, respectively. Requires that the lot be "perc tested."
HOA covenants even on vacant land can exist, because we live in the worst timeline, and limit what you can build. Mine had a fucking minimum square footage requirement that forced me to build a larger (thus, more expensive) house than I wanted, for example.
Builders charge more for "build on your own lot" than they do on their own lots/developments, many straight up don't offer it, and might charge extra fees if it's not near an existing job site.
Right now might be a better time to do it, I think they're drying up for business and more desperate. When I built, they were flush w/ work and almost no one agreed to build on my lot, plus the supply shortages meant getting appliances was hard so they prioritized finishing houses on their own lots so they could be sold off.

theAteam posted...
The amount of money saved is directly related to how much of the work you can do yourself. Do you know which permits to apply for and how to do them? Do you know a guy that's an architect? Got an inside track on a builder that'll give you discounts? etc...
I was looking at this route (being your own general contractor) when I struggled to find someone willing to build on my own lot.
Seems like a bad idea unless you're experienced building houses. The builders have all sorts of deals and relationships with sub-contractors and will usually get better prices for stuff that offsets their own overhead costs.
Plus...
1) If you still want a builder to provide any reduced services managing the project...good luck finding a legitimate one willing to do it. I explored that route, and just got a bunch of randos w/ phone numbers (no website, no business listing, etc...) who seemed like they would just vaguely tell me what I wanted to hear ("yeah, whatever you want, we can do it"). Sketchy as hell.
2) Using a normal builder, you have warranties and such in place to cover any issues the first few years (every new house will have some issues). If you're your own general contractor, then...

Many of the 2,000+ men who were killed were fathers who left behind sons, grandsons, brothers, cousins, nephews, husbands (do they allow that in Palestine?) and/or friends who may want revenge. Many of the probably 2,500+ kids who were killed had brothers, cousins, and/or friends who may want revenge. But most importantly, those kids left behind mothers and fathers who may want revenge. One angry mother or sister can steer many generations to Hamas, for example.

Needless to say, Israel definitely just created a hatred unlike anything else they've ever created in Palestine this time.

Like, I don't deny he was successful before it, but gawd damn did his popularity and income start exploding once the left's incessant complaints about him Streisand effected him off the charts!
I was downright pleading w/ people on 261, as someone who's always hated his guts ever since he destroyed the Man Show and made that gross Fear Factor show, and never found him talented at all, "please stop giving him attention!"

Well, shit

So.... Emmer or Scott is at least not total garbage, right?
Enough to limp thru another year before hopefully Dems retake the House (get your shit together, NY)?

I played through the first hour or so. This game seems like its pretty good.

You are telling me the original game didnt have any voice acting? It seems really well done

Yeah, voice acting was one of the good additions in the 3DS versions. I was fine w/o it, but they did a good job. Only thing that I didn't like w/ it was they gave the unnamed NPCs a grunt-like response instead of voicing their lines, and I'd honestly rather just have silence than hear the same grunts over and over. "Huh?" "Yeah!" "Uhh..."

Did you do Perfect or Append mode?

He's represents a district in Pennsylvania, so if he said there was massive fraud he would face questions about the legitimacy of his own election. So nope, no issues here.
But...he didn't certify the PA election, implying there was fraud...in his own state that re-elected him.

Not the biggest supporters of women.
If you can't accept objective reality, you're auto-out. so it looks like Emmer and Scott are the only possible viable options out of that field (extra special WTF? to Meuser for certifying the election that was a margin of like 13,000 votes but not the one that was over 10x that margin).
Here's hoping one of the two of them makes a power-share deal w/ Dems to end this farce...

Makes sense. Republican women can't get elected in close elections. MTG or Boebart would never get elected in a swing district. And Lauren's so bad, her incredibly safe district is currently viewed as a swing district.

I mean Nancy Mace talks about being in a swing district, then you look at how gerrymandered her district is.
How's Stefanik? I seem to recall her sounding reasonable at times, and I still think her citing Jordan's coaching job as she voted for him was a subtle troll to sink his nomination...

Make some more Belmonts.
Seriously, this.

"You're the last in a lineage of an important family."
The first thought should always be, "well, not for long."
Not, "well, let me go rush out and risk my life to ensure said family line is erased completely."

I first heard of it b/c Daniel Tosh did a whole "Spoiler Alert" synopsis of it. It was hilarious.
Unfortunately, it seems hard to find the full 20+ minute version anymore, used to just be a comedy central website link, free to watch.... Now it's locked behind "Paramount Plus"? Fuck the modern streaming landscape....

I can't fucking stand "ring leader culture" in prosecution

They'll let so many fucking scumbags go free just so they can try to get one guy for two life sentences instead of just one.
And in this case, the ringleader is Trump, so no one's ever going to jail.

These fuckers never learn their lesson, either. (well, they do: "I can do whatever I want and avoid all consequences!")

Going soft on Watergate gave us Roger Stone
Going soft on Iran-Contra gave us NRA president Oliver North

Right now we're watching the justice system go soft on most of the Perdue Pharma family and all but SBF from FTX. I wonder how those bastards getting a free ride out of jail will fuck us over in the next few decades?

This.
Question is ludicrous, they already "jumped in" long ago.

Real question is if they stupidly attack a US ship and draw us in. Israel on its own can't really attack Iran, and Iran is content to stick w/ chicken shit tactics of pouring weapons to terrorists to do their dirty work for them.

Have a bunch of extra cash that you can use to buy points and bring it down.
But then if rates drop back to 3% in a few years and you refinance, all the money you spent dropping from 7.6% to 7% or whatever becomes totally wasted from then on.
Buying "rate points" is expensive, and it's for like every 0.25% down for each "point" you buy.
If you have the extra cash, I think throwing more into the initial down payment (so the initial loan itself is lower) and overpaying your mortgage w/ principle payments early on is smarter long term, though I guess a detailed breakdown comparing both options (if you never refinance) would be interesting.

Vanilla sex can result in death

Who gets to decide that someone can't consent because obviously they're wrong since you disagree?

Courts somehow manage to navigate "reasonable standards" for stuff like manslaughter.
Someone dying in a freak accident or heart attack during vanilla sex obviously isn't a crime.
If someone goes to a dom and says they've always fantasized about being run over by a car (for example), I'd hope the dom would refuse.

And this discussion is only assuming the most "ideal" scenario where the sub is seeking it out. There are sick fucks out there that look to prey on people to live out their sadistic fantasies, and proving "whether the chicken or the egg came first" in court might not be possible. I'd rather it just be discouraged in general...
