just to give an update, the house was listed 2 days ago on Tuesday. Today, the house is pending on contract. Someone made an offer (possibly a cash offer if it was put on contract that fast)

The housing market is so hot right now, and good houses get sold so fast in just days. So I'm back to the starting line again and will continue looking.

such a shame, i called my realtor this morning and told them that I wanna see the house, but a few minutes later i was informed that it's already pending.

That's not true. Some people buy newly constructed homes and then have to sell them after a few years for whatever reason. There are plenty of homes that have not been owned by someone that's died.


I live in central california, so a lot of homes are were built in the last 25-30 years. The house i'm looking at was built in 2006.

Hey folks, I'm in a major dilemma and i need advice on what I should do. I've already talked about this with my realtor and asked for her advice. I've searched google and read about this topic in forums.

I've been looking to buy a house since October 2017. Made 2 offers, but both were rejected because the seller decided to go with the best offer on the table, which are cash offer.

But anyways, I found a house that I might like base on the pictures. The disclosure of the house was that the previous owner died of natural causes. California law mandates this kind of disclosure for 3 years after the death occurs when the house is being sold.

Dying is a natural process, and I'm not very superstitious about it despite the fact I was raised in a very religious catholic household. In fact it does not bother me at all.

On the other hand My parents are first generation Filipino immigrants, and extremely traditional. they are very religious and superstitious, i know for a fact if I tell my mom that I'm making an offer on this house, and also tell them, "oh by the way, the previous owner died of natural causes, just letting you know", oh man my mom would have a fright and have a heart attack. That's how old school traditional she is. she doesn't listen to reason.

My approach is that I won't disclose it to them, go see the house with my mom tomorrow, but I wont tell them the disclosure, and if i like it, make an offer.

The other argument is to be honest and say the previous owner died of natural causes. But this will probably end up with me and my parents arguing in a disagreement. And I don't wanna cause any heartaches because no matter how much I show them the facts, they will not see it my way.

What do you folks think I should do. whats the best way. the housing market is so hot right now, inventory is limited. and it's hard to find a good house coz they get sold so fast. i'm telling myself to just pass on this house and keep looking.

Im still torn. I trust my realtor of course but like @synth_real says, its always good to question decisions and not place too much trust.

My realtor says she advices a home inspection which will take normally 3 hours. I know it seems to be normal process to make an offer draw up a contract then afterwards a home inspection occurs within a week or two.

My realtor called the sellers realtor and asked about the water problem. Water is gone now, but it still doesnt address the issue why and what it was doing there, how did that happen, is that a problem from before and the owners just covered it up with nice floor tiles and new wall paint. Thats what I want to know. Was that a new problem or chronic problem and owners just patched it up.

Again those are things the home inspector will check. But I dont know, the water puddle killed me. Its such a nice house, amazing location with so many upgrades. But what if those upgrades are just coverups

Thanks. The house itself is one story. No basement. I didnt see any visible signs of water stain on the wall. Then again the house is newly painted. Everything inside has been improved, whether for the better or to just cover it up who knows.

new tile flooring, new paint.The water puddle on the floor was near the wall and it seemed like water was seeping up where the floor and wall meets creating a puddle running alongside it

My agent said if Im interested I can make an offer and she will arrange for a home inspection. But she said its better to make an offer coz it might sell fast. The house is on prime location.

But man Im so hesitant.

Thanks all of you for the responses. I havent made an offer yet. Definitely I will have the home inspected. But doesnt usually home inspection start after making an offer? And if it home inspection fails buyer can back out?

a good analogy that feel fail to see are that athletes are not great straight away. They start off as rookies in their position and and 2-3 years they get better and usually around year 4 is when they are in their prime. Relax folks. Donald trump is still a rookie, give him time, hes not even in his prime years yet.

If water is leaking in from the outside, there is almost certainly going to be mold in that wall, along with all the other water damage. When people are showing a house to a prospective buyer and there's an obvious problem like that, it's a really bad sign because that's when they should be making sure things look good. That tells you the people who are selling the place can't even be bothered to cover up what's wrong, and there's probably other problems too. AVOID!


Yeah, it's so weird, they completely updated everything, new exterior and interior paint, new tile floorings throughout, new kitchen sink, bathroom sink And new toilet. But I wonder if that's just a facade to cover up the problem I saw with the water seeping in and creating a puddle

Thanks for the responses folks. The home itself was built in 1991, the neighborhood is great, close to everything, but I think I'll hold off and won't be making an offer.

it's so hard to find a nice house in a good location, but I'll keep looking

Hey guys,

I am about to buy my first home. I've actually been looking with my real estate agent since October. I found 2 homes but both were snatched up because I was too slow to decide and make and offer.

Needless to say, today, I found a home that I really like, about to make an offer.But then I found a significant water puddle inside the house on the tile floor located int he dining area on the front side of the house. The house itself is 1 story with tile floorings throughout. It hasn't rained in months, but the water sprinklers were on outside.

my concerns about buying this home are 1)is this a new problem or has it been going on for a while, i'm thinking the latter 2)what kind of structural and foundational damage to the walls or floor has it already cause? fixing it would be so expensive, it's no joke. 3)because of the water leaking into floor and possible the bottom of the wall where there floor and wall meets, i'm thinking there could be molds.

now I dont know anything about homes, i'm not a carpenter, i'm not a contractor, i'm no handyman. But i figure there's probably people in gamefaqs who know a lot about homes. what do you guys think. is that problem a major deal? i feel like it's a major problem and a big deal. but i'm also thinking, maybe the homeowners can fix it before I make an offer. they need to fix that.

the foundation of the home is the most important, any damage to the foundation can be costly to repair. i asked my old man about this, and he said don't make an offer. but what do you guys think?

yeah, bought it through apple store since I have an apple ID. apple also provides a bare bones copy of the receipt with no personal info. but i texted the guy the full version of the receipt by mistake.

i dont think the person i sold it too will do anything illegal with my personal info, he's just got that otaku gamer look.

I messed up big time. I sell things on Craigslist occasionally, maybe 3-4 timex a year. This time I bought 2 iPhone X about a week ago. I sold one 5 days ago on Craigslist for a profit. In the ad I said I would provide a copy of receipt in case they wanna exchange it at the apple store.

1) The first iphone X i sold, I gave the receipt, but i blanked out all my personal information, so that all you see is the order number, serial and part number of the device, and the item was paid for.

now i just sold my 2nd iPhone X today, the guy paid in cash, i checked the cash which he paid in $20 bills, took forever to check and verify all of them to make sure they are authentic, but they are real.

2)For some reason, I dont know what it was, I was tired, just got off work, no excuses. I sold my 2nd iPhone X and texted him the copy of my receipt with the above information listed in (#1) as well as my Full first and last name and private home residence address (not an apartment). The last 4 digits of my credit card number also shows up, but the first 12 digits are blanked with XXXX-XXXX-XXXX-7777, and it also shows I paid by Visa.

I meant to text him the bare bones copy of the receipt without the personal information, but sent him the wrong one by accident. I'm really mad at myself.

The guy looks like he was still in high school, maybe a junior/senior or freshman in college. I dont think he'll do anything bad, but looks can be deceiving. I'm just concerned regarding my personal information and potential compromise.I dont want the guy looking at my home address and name, and dropping by to break in or possibly steal stuff. this has got me nervous and paranoid. It was a slip-up on my part.

I use a google voice number to text on craigslist, coz i dont want to use my personal cell number. I like google voice for that.

any advice and tips what to do?

thanks, I cancelled the order. when the site says the item is available today at that store, i expect i'll be able to pick it up in 2-3 hours. I googled it and read a lot of topics in forums that best buy in-store pickup isn't worth it and there are a lot of problems where it just simply takes forever, and doesn't get processed. order was placed at 130 pm, its now 820 pm at night and there's still no email that it's ready. there's no excuse for it. i'll just drop by in store mid-week when it's not busy and buy it. i'm sure it'll be faster that way.

I bought a new TV using the Best Buy app, entered my information and payment, placed an order for in-store pickup. Says the item is available and can be picked up today As soon i I get the email saying the item is ready.

I placed the order at 130 pm. Got an email at 154 pm saying order was received but still being processed

I checked my credit card activity and it shows the Best Buy order payment was charged

Its now 630 pm and still nothing, no email saying its ready for pickup

What do I do? Cancel the order? Just wait and follow-up in the morning. What kind of compensation can I get for the delay? Any suggestions?
