Since I'm Canadian, I don't pay taxes on the money, and 1 million USD comes to 1.29m CAD. I'd take the 290k extra money and use it on myself and stash the 1 million in a savings account.

I'd sell my current home, buy a plot of land in like Nova Scotia or New Brunswick and build a tiny home. I have family I can stay with while its being built. After its built and I have made it into the home of my dreams, I'd take out an additional 100k to build a secondary small home to use as an office.

I just like smaller homes over a big house. Bigger houses mean more cleaning.

I would buy a multi family dwelling. Ideally a quadplex. I would live in one unit and rent the other three. I would also open up the walls in my unit to add some sound dampening insulation in all of the walls that my unit shares with the others.

All rental agreements would be month to month. Anyone that was loud, messy or just inconsiderate of others living there would not be renewed the following month. You have loud parties? Gone. You have visitors that regularly take up parking meant for the other tenants? Gone. Dog that barks too much? Gone. Yelling and fighting? Gone. Be quiet and be considerate of the other tenants or you're gone.

Geez, that much would have bought a decent house when I was a kid. Its unreal how much stuff costs and if you dont already own, youre pretty much screwed with how much the prices shot up. Ive heard a lot of stories about people saving up $200k-$300k for a house, then BOOM! Overnight, the house they wanted is now $700k. If they could justify the pricing, that would be one thing, but its just greed at the end of the day.
