this is a (harmful) oversimplification, though, because poor whites have an easier time living in affluent white neighborhoods than affluent blacks do

Poor whites largely moved out to the boonies. Poor blacks haven't really had much success with that.

what happens is whites move into inner-ring suburbs, stay there for a generation, and then when black people manage to overcome enough generational inequities to move to the inner-ring suburbs, whites move even farther out into the exurbs

but it's not that poor whites are moving, those are affluent white people. durable white poverty in cities just doesn't exist the way durable urban poverty exists for blacks (or durable rural poverty for whites). that's entirely because poor whites can move into affluent white spaces and take advantage of the public resources and amenities in a way black people of any income cant

i always find the contrast in NJ (mostly north NJ) very interesting. for example Short Hills and Irvington are 7 miles apart but are dramatically different in terms of demographics, income, etc.

No they don't. Poor people of all races still have to pay the same price for a house in a more affluent area. There's no discount in housing prices for being white.

they absolutely do

for one thing, its a common practice for relatives to sell to each other at discounted prices (its common enough that most studies that collect information on property values ignore sales under a certain amount so that they only deal with arms length transactions)

the actual statistic I'm citing is from a book chapter "Neighborhoods and Segregation" in "Shared Prosperity for American Communities"

the finding is that black families making >$100k live in less affluent areas than white families making <$25k

Although gentrification is heavy. There is still a Black and White Side. (Also Latino, Near Eastern, Chinese etc.)

Many parts of Flatbush, Bed Stuy, Brownsville, Jamaica Queens, parts of Harlem are the Black side. Sunset Park, Washington Heights, South Bronx is the Latino side. White side is Bensonhurst, Staten Island, Parts of Bay Ridge Etc. Chinatown is the Chinese side(strictly) etc.

Why does that matter? If someone who sells their house to a relative at a discount happens to be white, it's not like that's some sort of victory or privilege for white home buyers in general.

A poor white person and a poor black person in the same circumstances have the same difficulties and opportunities in terms of moving to a better neighborhood.

All told, real estate agents treated people of color unequally 40% of the time compared with white people when they searched for homes on Long Island, one of the most racially segregated suburbs in the United States.
Those were among the findings of a three-year undercover investigation published this past weekend by Newsday, a Long Island newspaper, which exposed widespread evidence that discriminatory, and potentially illegal, home-selling practices are helping to keep the areas neighborhoods segregated.

You don't need to rely on a real estate agent for anything other than handling the paperwork. Anyone is capable of looking at their bank account and paycheck and googling "mortgage payment calculator". And anyone is capable searching the internet for home listings in their desired neighborhood. There are plenty of agents who will be happy to assist you in the sale of the home of your choice.
