I wanted to do that with my home in fact, use it for an AB&B, but my HoA wouldn't let me. Probably should have just done it and let them take me to court.

I had a very large home with 4 bedrooms and two huge living rooms along with 3 bathrooms.

The entire downstairs was as big as most homes, had a mini kitchen, bathroom, huge living room and a bedroom. Could have rented that for $100 a night easy. There were 3 bedrooms upstairs, I would have taken 1 for myself (the one with the skylight so I could hear the rain), and rented the other two (including the master bedroom with it's own bathroom and the view of the sound).

The master bedroom with the view of the sound could have gone for $80 easy (the bedroom downstairs and liviingroom downstairs both had views as well, but not as nice). The upstairs views were magic at night with the lights reflecting off the water.

Probably rent the other bedroom for $50 since they would need to share a bathroom with me. Had a huge kitchen with gas stove, nice garage and a basement with tons of storage space etc.

I calculated at only renting the rooms 50% of the time (which honestly with the views, would be a massive under-estimate...especially considering if you look at most normal AB&Bs going for the same price in the area, without the views etc.....they are all mostly rented out every month) that just based on renting the rooms I would have made at least $3k-4k a month.

But...I also was planning on cooking for my guests and providing meals for them (the real work I would be doing), primarily dinners, but I could make breakfast and lunch (the dinners would be my really good dishes that often take all day to make etc, guests would need to order in advance the day before, and no refunds if they don't show up for dinner etc (They can get it to go though and eat it later).

Calculating the dinners in I'd probably make at least another $1000 a month from that. It was my plan for retirement...and I would have been quite happy.

Damn HoA totally blocked it:(

Even if I had my own home I'd need to get to know someone before I let them rent a room from me. By getting to know them though a informal pint or two will probably do the trick.

A better question would be if I'd rent out my bed to complete strangers. The answer would be get me drunk and feed me and chances are you can stay there rent free providing you don't mind the company.
