There were two R-rated films my dad rented when I was a kid (80s or early 90s), and I recall scenes, but have no clue what they were called.

One involved a man going around seemingly killing random people. There was a scene where he entered... an apartment? of a blind man? and made the poor guy stab himself in the chest with a large knife slowly. In another there's a couple in maybe a cheesy honeymoon suite, idk. The guy goes into the bathroom I think while the girl stays on the bed handcuffed to the post, either in a sweater or topless. The killer comes in trying to act as the partner and chokes her to death. Then I recall him in... a deli, diner, butcher shop? I know he was at a counter, and whomever was behind it listening to his story swiftly chops the killer's fingers off one hand, and the killer runs out.

In the other movie a man dressed in black from head to toe (may have been wearing a coat) enters a large home on the water. He enters a bedroom and starts going through the closet. Meanwhile behind him is a girl asleep in the bed, laying on her back. She begins to move, then rises up yawning and stretching. The guy turns and shoots her dead as she collapses back into her sleeping position. Another man (I assume the girl's father) enters to see what's going on and tries to fight off the killer. In the struggle the man is shot and falls to the floor, and the killer flees the scene. I recall two dogs outside the home as well. Whether they chase the killer or get shot I don't remember.
