Saying "I never use algebra" is pretty ridiculous

I use it all the time when percentages are involved, such as with sales or taxes or tip amounts.

This, its one thing to say something like Calculus isnt used everyday, but algebra is all over the place.

Also the reason for high school is to prove you can learn some basic shit like algebra, geometry, or trig. If you cant even put in the time to study and learn that easy stuff, I cant trust you at a basic job, you dont deserve to graduate.

Chris Bumstead (Olympia champ) and Wesley Vissers (Arnold Classic champ) just came out with a video today where they talk about squats and deadlifts, and they both say that they dont do them anymore because the injury risk is so high.

Squats/deadlifts are fun because you can throw a LOT of weight around and you improve quickly, but they really arent needed, you can get all the same gains with safer lifts.

This, there is pretty much a healthy diet version of every single food out there that you can cook. And every recipe online lists the nutrition information right there, so its easy to track the calories and the macros to make sure you are hitting your goals. A diet can be so much tastier and easier than trying to slam chicken/broccoli/rice 5 times a day. I just got an Ice Cream maker and its super easy to make a low calorie high protein dessert that is delicious. I regularly cook french toast, lasagna, chicken stir fry, steaks, sloppy joes, whatever I am in the mood for.

Honestly I just buy the frozen bag of cauliflower rice, put it on a plate w/ a cover, and microwave for 3 to 4 minutes then put some soy sauce on it. Its not amazing, but I like it a lot better than just plain broccoli

Here is my typical leg day:
-Bulgarian split squats: 12 x 4 sets per leg

-Glute machine raise? The machine where you kick back and work the glutes: 12 x 4 sets per leg

-Leg Press: 15 x 3 sets
Superset that with
-Jump squats: bodyweight, 20 reps x 3 sets

-Seated leg curl : FST-7
-Leg extension: FST-7

FST is basically 7 sets, 10 reps, 15 second rest between sets. Light weight, so its all about high reps and getting the burn.

I dont do squats or dead lifts, honestly not worth the risk of injury in my opinion, and not really necessary.

Calves I usually just throw in calf raises on a couple random days each week

The Fall of Reach finally started and the show runners first decide to ship all the MJOLNIR armor off planet, I mean who would want to see Spartans fight at full power in the biggest battle of the war, am I right?? Then the next episode they immediately have Chief leave Reach and go on some random side quest on a different planet. I mean who wants to see Master Chief participate in the Battle of Reach right????

So what I'm finding is that a property manager/company gets 12% of the rent on average. Let's say the toilet breaks, do they fix it then bill me 100% of the cost?

It has been a few years since I was shopping around for management companies, but back then the higher end was 9% (probably dependent on area too though). You are on the hook for repair costs too, so like a typical maintenance thing for me is:
Tenant calls the management company saying the toilet is broken. Company goes out to assess the issue, they determine its say $300 to fix. If it was the tenant's fault, the tenant gets charged for the repair, if it is just wear and tear then the $300 is taken out of the monthly payment I would get from the management company.

If it is a big issue (anything over $200 in my case), the management company will get multiple bids from contractors and I have to approve of everything before any work is done and money is spent.

Maintenance issues aren't that bad typically, only a few random things a year.

Quick math and it's probably not worth it.

Taking into account the rental estimate, 40% would go towards the mortgage, 12% to property management, and 24% towards taxes.

That doesn't leave much, especially if something needs repair and then I'm breaking even with the hassle.

If your mortgage is only 40% of what you think you can rent it for, then you should definitely rent it out, that is a fantastic ratio. My ratios are higher than that and I clear an annual profit pretty easy. Property taxes and insurance should all be wrapped up into your mortgage.

The 24% you are saying for taxes, I am assuming you mean income tax you file at the end of the year? Good news is you only pay that tax on your profits, you don't pay it on the amount of rent you collect. So for example you collect $1000 in a month in rent, $120 goes to management company, $300 goes to mortgage interest, $200 goes to generic repairs, $100 goes to Escrow (prop tax/insurance), $100 goes to HOA. You made $180 profit, so you are only taxed on that $180, so $43.

I highly recommend renting out your old place, especially if it has a low interest rate, assuming you can get enough in monthly rent to cover your mortgage payment.

I use a property manager and it is super easy, they take care of everything from finding the tenants, collecting rent, organizing all the maintenance. I just get a monthly statement and update from them. Taxes are also pretty easy, I just update a spreadsheet once a month with all the costs broken down into the categories on the tax form (can't remember which one it is), takes like 10 minutes a month.

Just wanted to add on to the good advice people have already said. Make sure your sleep and diet are dialed in, and you are getting enough protein.

I track all my lifts, but I dont pay too much attention to making a gain every time Im at the gym, some days you arent as rested or just feel off, no big deal. Just make sure you are pushing yourself at the gym even on bad days, pushing some lifts all the way to failure. Its really easy to just phone in a workout when you feel off and not get much out of it.

First thing you want to do is turn on your game, go to the main menu, delete your character, and reroll a Prisoner. You want to be a badass Spellsword slicing people up with a katana when up close and casting badass spells from afar
